BDM602 The IREM Model Plan

Successful completion of this course is required for the CPM designation.

A management plan is the most comprehensive tool available to a real estate manager seeking to maximize real estate potential – it’s a working document for day-to-day operations and a valuable resource for marketing, employee development, and strategic planning. Managing by plan is an integral part of IREM’s philosophy – benefiting owners, investors, real estate management companies, and residents/tenants. Demonstrating the ability to create an effective plan is a requirement for the CPM designation. This requirement can be met by passing the “Management Plan Skills Assessment” (MPSA) or by submitting a plan on an actual property. This course will prepare you to meet this requirement through either option.

MPSA01 Management Plan Skills Assessment

Receiving a passing grade on the MPSA fulfills the management plan requirement for the CPM designation.

The MPSA is a comprehensive exam designed to assess a student’s knowledge of the concepts, technical skills and processes involved in preparing, analyzing, and completing a property management plan.

Successful completion of this skills assessment fulfills the management plan requirement for earning the CPM designation and is an alternative to writing a comprehensive management plan on a property of your own choosing. “Property Management Plans: The IREM Model” (BDM602) should be completed before taking this assessment, and it is strongly suggested that BDM602 and MPSA be taken consecutively. The MPSA is completed over two days and has three components:


MPSA/Concept Evaluation (Day 1)
Begin the assessment process by answering a series of essay questions designed to evaluate your knowledge of the concepts, technical skills, and processes involved in preparing a property management plan. The Concept Evaluation is open book.

MPSA/Case Study (Day 1)
Upon completion of the concept evaluation, you will be presented with information about a property, selected at the time you register (i.e., office building, conventional apartment, community association, or retail strip center). You will have approximately 6 hours to review and analyze the case study. You may choose to work with other participants in a study group or on your own. You will also have the opportunity to ask questions of an IREM facilitator.

MPSA/Practical Application (Day 2)
Presented with additional information about the property and given a management scenario, you will prepare written essay answers to a series of questions that follow the IREM management plan outline. The questions are designed to measure your ability to analyze and communicate complex information needed to complete a workable management plan. The Practical Application is open book.

For this skills assessment, students must choose one property type out of the following options. Indicate your selection at the time of registration:

  • Office building
  • Conventional apartment
  • Retail strip shopping center

Students taking this course are expected to have a working knowledge of the basic operations and functionality of the calculator. Students are encouraged to download the “HP10BII Financial Calculator Quick Reference Guide” and review it prior to taking this course.

Electronic or Paper-Based Exam: The MPSA can be taken electronically or as a paper-based/hand-written exam. 98% of students chose to take the electronic MPSA in 2006; this is strongly recommended.

Preparing for the Electronic MPSA – Requirements and Guidelines: To ensure adequate preparation time, please be sure to register for MPSA01 well in advance of course start date.

Students must comply with specific guidelines and tasks prior to being able to complete the electronic MPSA. If these guidelines are not met and tasks completed, students will be asked to take a hand-written version of the MPSA. ALL REQUIRED TASKS MUST BE COMPLETED NO LATER THAN 15 BUSINESS DAYS PRIOR TO THE OFFERING. THERE ARE NO EXCEPTIONS.

  • A laptop is required to complete the electronic MPSA. See below for specific System requirements.
  • Students are responsible for securing their own laptop and ensuring system functionality, including making sure it meets the systems requirements below.
  • Students must complete a pre-offering task list at least fifteen (15) business days prior to the course start date. This includes: (1) downloading and reviewing a non-facilitated self-guided “MPSA Student Tutorial” and (2) accessing and completing the required laptop/computer “Software Compatibility Test” online. Completion of this test allows you access to the actual electronic exam during the MPSA. Click here to access the tutorial.
  • Students who have not completed the “Software Compatibility Test” WILL NOT be allowed to complete the electronic MPSA. There are no exceptions.
  • Students must bring the exact SAME laptop configured during the “Software Compatibility Test”, to the course.
  • Students should have the working knowledge necessary to perform basic laptop functions and calculations (MS Office – Word®, Excel®)
  • Once students have registered for the MPSA course itself, they will receive a confirmation letter with specific information about the Student Tutorial.

Laptop System Requirements: Students are responsible for ensuring their laptop meets these criteria prior to the course. Securexam®, the software that supports the MPSA exam, may only be used on a PC.

It is not compatible with any Apple/Power PC/Macintosh operating system, nor may it be used with PC emulation software.

System requirements are as follows:

  • INTERNET ACCESS TO YOUR LAPTOP (Must be able to connect to the Internet)
  • Pentium IV processor or Higher (or industry equivalent)
  • 128 MB of RAM
  • 40 MB free hard disk space
  • Microsoft Windows Operating System 2000 or XP (North American Version)
  • Microsoft Office 2000, XP or 2003
  • Microsoft Internet Explorer 6.0 or 7.0
  • User account is a local Administrator Account (student has access to "administrative rights" level on laptop)

The CPM Certification Exam is required for the CPM designation.

The “CPM Certification Exam” tests all that you have learned to date through your experience in real estate management and ensures the integrity of the CPM designation. If you have completed the education requirement for the CPM designation, you are ready to take the “CPM Certification Exam.” The exam is offered both in the classroom and independently with a local proctor, so students have the flexibility to take the exam in the format that best suits their schedule. The exam measures professional competency in the following areas:

  • Financial operations and asset management
  • Human resources
  • Legal and risk management
  • Maintenance and operations
  • Marketing and leasing

ETH800 Ethics for the Real Estate Manager

Successful completion of this course is required for the CPM designation.

In your day-to-day tasks as a real estate manager, you constantly face ethical challenges. How you respond to these challenges affects more than your personal reputation - it can make or break your business. Updated for 2005 to address ethical dilemmas commonly faced by today’s real estate manager, this course will teach you the conflict resolution skills you need to build your reputation as a manager with the highest ethical standards.
